Smith Waters LLP

CJD has been one of Smith Waters LLP’s go-to contractors for over a decade – handling reactive repairs, fire-safety remedials, specialist welding and fabrication, carpentry and high-end finishing across multiple sites in their Central London portfolio.

About Smith Waters

Smith Waters LLP is an independent family-run firm of chartered surveyors and managing agents, founded in 1979 and incorporated as an LLP in 2010. They specialise in residential block management across some of London’s most established postcodes – Belgravia, Chelsea, Mayfair and the surrounding patch – covering period mansion blocks and listed buildings on behalf of leaseholders and freeholders.

One Team, Every Trade

We work across multiple sites under this relationship, delivering five specialist disciplines – fire safety, welding and fabrication, carpentry and joinery, high-end decoration with full refurbishment capability, and reactive maintenance – through the same core team. Fewer contractors to manage. Consistent standards across every block. One point of contact for scheduling, access and documentation.

Fire Safety & Compliance

Fire risk assessment remediation, fire door inspection cycles, compartmentation works and Building Safety Act-driven projects – closed out with photo evidence and certificates ready for the managing agent’s files.

Welding & Fabrication

Fire escape repairs, balcony railings, period ironwork and steel fabrication – welded on site by our in-house team. No removals, no return delays, full coded documentation.

Carpentry & Joinery

First and second fix, heritage joinery, fire-door frame works and bespoke timber repairs – matched to the period detailing of each block and finished alongside our decorators.

Decoration, Installations & Refurbishment

Communal redecoration, colour matching and premium finishes, kitchen and bathroom installations, and full flat refurbishments – coordinated quietly inside occupied buildings with planned access and tidy work.

Reactive Maintenance

Leaks, locks, plumbing, communal repairs and tenant-impacting fixes – fast response across every site with one point of contact and respectful handling of residents.

“Placeholder testimonial — replace this with a short quote from the managing agent about responsiveness, quality of finish, and the value of having one contractor cover welding, fire compliance, carpentry, reactive repairs and refurbishment under one relationship. Two or three sentences works best.”
